The City of Miami maps 104 neighborhoods in its official GIS neighborhood layer, from 36th Street Strip to Wynwood Industrial District. The City’s GIS team describes the layer as a general reference map of well-known City of Miami neighborhoods. This page lists all 104, grouped by the City Commission district each one falls in, with each neighborhood’s City ID number, size and the directory buildings inside it.
The entries stick to what the City’s own files show: each neighborhood’s ID, its Commission district, its size, and whether it contains buildings in this directory. They describe places, not people, and they do not rank one neighborhood against another. Where a neighborhood contains buildings in this directory, its entry links straight to the directory’s neighborhood pages that list them.
Miami Neighborhoods: Quick Facts
- Number of neighborhoods: 104, as mapped in the City of Miami’s GIS neighborhood layer, numbered 1 to 104 in alphabetical order.
- Total area: about 36.2 square miles across all 104, as recorded in the City’s boundary file. That includes island and port neighborhoods such as Virginia Key, Watson Island and Port of Miami.
- Largest: Flagami, about 3.3 square miles.
- Smallest: Palm Bay, about 0.02 square miles.
- Miami is not all of Miami-Dade: Miami Beach, Coral Gables and North Bay Village are separate municipalities with their own governments, so they are not part of the City’s neighborhood map. This directory covers buildings there too.
- Where this directory’s buildings are: 138 of the directory’s buildings sit inside the City’s mapped neighborhoods, with the largest groups in Edgewater, Douglas Park, West Brickell and CBD. See the breakdown.
All 104 City of Miami Neighborhoods
Sorted by the City’s neighborhood ID, which runs alphabetically. Select a name to jump to its entry. Sizes are rounded to a hundredth of a square mile because many Miami neighborhoods are only a few blocks across. The district column shows the City Commission district that contains most of each neighborhood. The last column links to this directory’s neighborhood pages, each listing the apartment buildings we cover there; a dash means we don’t list buildings in that neighborhood yet.

Which Neighborhoods Have Buildings in This Directory
MiamiApartmentBuildings.com covers large apartment buildings, each with at least 50 units, and organizes them into 15 neighborhood pages. Those pages use the names renters search for, so a single directory page often spans several of the City’s smaller mapped neighborhoods. Placing each building’s recorded coordinates inside the City’s boundaries, this is how they line up:
The directory’s buildings inside the City of Miami are spread across these 47 neighborhoods. That reflects where Miami’s large rental buildings are concentrated, not a judgment about any neighborhood. Every building in the directory is listed on the buildings A–Z page.
Our 15 Neighborhood Pages and the City’s Neighborhoods
The same match read the other way: each of this directory’s neighborhood pages, the City neighborhoods its buildings fall in, and the buildings outside the City of Miami.
South Beach and Mid-Beach / North Beach are in the City of Miami Beach, and part of Coral Gables / Coral Way is in the City of Coral Gables. Miami Beach, Coral Gables and North Bay Village are separate municipalities, so their neighborhoods do not appear in the City of Miami’s map above.

What is the difference between a City of Miami neighborhood and this directory’s neighborhood pages?
The City’s 104 neighborhoods are small, fixed areas drawn by the City’s GIS team. This directory’s Brickell buildings are in West Brickell, Brickell Business District, Brickell Village and Miami Avenue.
Which City neighborhood is Wynwood in?
The City’s map has a Wynwood Industrial District, but this directory’s Wynwood buildings are spread across Old San Juan, Wynwood Industrial District and Fashion District.
Which City neighborhoods make up Downtown Miami?
This directory’s Downtown Miami buildings are spread across CBD, Media Art Entertainment, Parkwest, Edgewater, Lummus Park, Omni/PAC, Riverfront and Southeast Overtown in the City’s map.
Which Miami neighborhoods have the most buildings in this directory?
Edgewater, Douglas Park, West Brickell and CBD have the most buildings in this directory among the City’s mapped neighborhoods. See the full breakdown.
Sources and Method
Neighborhood names, ID numbers and sizes come from the City of Miami’s Miami Neighborhoods GIS layer, published by the City’s Department of Innovation and Technology GIS Team, read on October 5, 2026. Sizes are computed from each boundary’s recorded area in square feet and rounded to a hundredth of a square mile. The district grouping comes from overlaying those boundaries on the City’s Commission Districts layer, read the same day; each neighborhood is listed under the district that contains most of its area, and a neighborhood is noted as partly in another district when at least 15% of it lies there.
Each directory building was placed in a City neighborhood from the latitude and longitude recorded in this directory, checked against the City’s boundaries; buildings close to a boundary were checked one by one against the City’s live layer. The list of Miami-Dade’s separately incorporated cities, including Miami Beach, Coral Gables and North Bay Village, is from Miami-Dade County’s municipalities page. Boundaries and districts can change; check the City of Miami for current maps.
