Edgewater / Midtown Apartment Buildings

Edgewater is the bayfront strip north of downtown Miami, running roughly from NE 17th Street to NE 37th Street between the Florida East Coast Railway corridor and Biscayne Bay. Midtown sits directly inland on the former FEC Buena Vista rail yard, between about NE 29th and NE 36th Street, with Wynwood to the west and the Design District to the north. The lines between Edgewater, Midtown and Wynwood are not fixed, and different sources draw them differently.

Development

Edgewater takes its name from its position at the edge of Biscayne Bay and developed as one of Miami’s first northern suburbs around the 1913 annexation of the area then called North Miami. Midtown began in 2005 as a redevelopment of the rail yard; the 2007 downturn limited the first build-out to two residential buildings and most of the Shops at Midtown, an open-air retail district. Edgewater’s high-rise era started after 2000 and accelerated through the 2020s along Biscayne Boulevard, North Bayshore Drive and NE 4th Avenue, where Melo Group’s Aria Reserve towers on NE 24th Street are among the largest projects.

Parks & Recreation

Margaret Pace Park, at 1400 North Bayshore Drive, is the main waterfront park, with sports courts, running paths and playgrounds, and a baywalk is being extended segment by segment as new towers deliver. Immediately south, the Arts and Entertainment District holds Maurice A. Ferre Park, the Perez Art Museum Miami, the Frost Museum of Science and the Adrienne Arsht Center. The Shops at Midtown Miami are the local retail center, and the Miami Design District is a short walk north.

Transit

No Metrorail station serves Edgewater or Midtown. The nearest rail is the Metromover’s Omni loop, whose School Board and Adrienne Arsht Center stations sit just south of Edgewater, next to the Omni bus terminal. The City of Miami Trolley’s Biscayne route runs the Biscayne Boulevard corridor and the Wynwood route covers the area immediately west; Metrobus serves Biscayne Boulevard and NE 2nd Avenue. Brightline and Tri-Rail use MiamiCentral downtown. Miami-Dade’s planned Northeast Corridor rapid transit line would run on the FEC tracks along the district’s western edge.
