Coral Gables or Coconut Grove? Comparing Two Neighboring Apartment Markets

Coral Gables and Coconut Grove sit next to each other southwest of Brickell, and renters often shortlist both. They are different places, though: Coral Gables is its own city, with its own government and a downtown centered on Miracle Mile, while Coconut Grove is a neighborhood of the City of Miami. In this directory the two areas together hold 21 large apartment buildings, and their building stock differs in ways worth knowing before you tour.

Short answer: The directory’s Coconut Grove buildings are taller and clustered around the Metrorail line, including a 36-story tower, and all were built from 2014 to 2024. The Coral Gables / Coral Way buildings are mostly 6 to 19 floors, spread between downtown Coral Gables, South Dixie Highway and Coral Way, and the first page of listings runs from 2013 to 2021. Neither area has pre-2000 large rental buildings in the directory.

Coconut Grove: towers by the train

Most of the nine Coconut Grove buildings in the directory sit not in the bayfront village center but along the Metrorail corridor near US-1, Bird Road and SW 37th Avenue. That is where the tallest buildings are: Cascade Link at Douglas (421 units, 36 floors, 2023) and Core Link at Douglas (312 units, 22 floors, 2021) next to Douglas Road station, plus Grove Central Residences (402 units, 23 floors, 2024), a transit-oriented development at the Coconut Grove station.

The rest are mid-rise. Modera Douglas Station is the largest at 443 units over eight floors, and Berkshire Coral Gables (276 units, 2014), despite its name, is listed here at Bird Road and Ponce. Zoi House (130 units) is the smallest, and Platform 3750 on South Dixie Highway is described as a mixed-income building.

Coral Gables / Coral Way: mid-rises across a wider area

The Coral Gables / Coral Way category covers more ground. Downtown Coral Gables has Gables Columbus Center (200 units, 19 floors), The Reserve at The Plaza (135 units, 17 floors) and Sofia Coral Gables (213 units, 16 floors), all within reach of Miracle Mile. Along South Dixie Highway, Life Time Living at Gables Station is the largest at 495 units in three towers of up to 14 stories.

Further east, Coral Way has smaller buildings such as The Mile Coral Gables (120 units) and MB Station (190 units, 17 floors). The Standard at Coral Gables is student housing, which usually means by-the-bed leases and an academic-year calendar; check the lease structure if you are not a student.

How to choose

  • If you commute by Metrorail: the Douglas Road and Coconut Grove station buildings put you closest to a platform. See our Metrorail and Metromover guide for the wider network.
  • If you want a walkable downtown: the downtown Coral Gables buildings near Miracle Mile are the closest match.
  • If you want a tower with views: Coconut Grove’s 20-plus-floor buildings are the tallest in either area.
  • If you prefer a smaller building: look at Zoi House, The Mile and The Reserve at The Plaza, each under 140 units.

Questions to ask on a tour

  • Is parking included, and is it assigned or first-come?
  • For buildings opened in 2023–2024, is the property still in lease-up, and are concessions offered?
  • What is the building’s hurricane preparation plan, and are windows impact-rated?
  • For mixed-income or student buildings, what are the eligibility rules and lease terms?
